Options to get Dubai Investor Visa

A Dubai investor visa gives the applicant the right to live in the UAE and the right to visit to and leave as they please during the period granted by the visa. The holder of this Dubai Investor Visa will become a tax domicile for the UAE and is not tax-exempt by the country they are from but will be subject to country of residence rules. The holder of the Dubai Investor Visa is eligible to apply for the Emirates ID card, open an account with a bank, get an UAE licence for driving and many more essential services.

This Dubai Investor Visa also grants holders the ability for their children, spouses and parents for entry into the UAE.

Following are the options for getting Dubai Investor Visa:

  1. 3 years Dubai investor visa through Company
  2. 3 years investor visa through Dubai property
  3. 5 years investor visa through Dubai property
  4. Retirement visa in Dubai 

3 years investor through company

It is available to those who choose to make an investment or begin an organization in the Dubai mainland or its numerous free zones. In the present, Dubai Economy offers more than 2100 kinds of business licenses that allow you to start your business on the mainland. Beginning a business on Dubai’s mainland usually requires the involvement of a partner with UAE citizenship, who will be the majority shareholder or an agent who is accountable for coordinating with government departments. But as per the new rule now foreign investor can setting up a mainland company under 100% ownership.

Investor can establish a free zone company and obtain 3 years investor visa with any Dubai free zones. International Free Zone Authority (IFZA), Dubai based free zone who is offering lowest package approx. AED 20,000/- for formation of company.

3 years investor visa through Dubai Property

The real estate investor who owns a property equal valued at AED 750,000 or more can apply for a 3 years residence visa at the time of purchase. This visa holder can sponsor their spouse and children.

Husband and wife can participate in one property and the value of the property should be AED 750,000/- or more (It means that husband will be the main sponsor and wife will be dependent). In that case, marriage certificate is required.

The estimated cost of obtaining 3 years investor visa shall be approx. AED 16,000/-.

5 years investor visa through Dubai Property

The real estate investor who owns a property equal valued at AED 2,000,000 or more can apply for a 5 years residence visa. This visa holder can sponsor their spouse and children. This visa is also know as golden visa UAE.

In case the property is mortgaged, at least AED 2,000,000/- should be paid to the bank (NOC letter in Arabic language with mortgage bank statement is required).

Husband and wife can participate in one property and the value of the property should be AED 2,000,000/- or more (It means that husband will be the main sponsor and wife will be dependent). In that case, marriage certificate is required.

The estimated cost of obtaining 5 years investor visa shall be approx. AED 6,000/- to 10,000/-.

Retirement visa in Dubai

New “Retirement visa” in Dubai scheme was launched by Dubai Tourism and General Directorate of Residency and Foreigners Affairs (GDRFA) where any UAE resident or foreign national whose age is 55 years or above can apply for a 5 years retirement visa in Dubai. The applicant must meet one of the following financial criteria for the application of retirement visa in Dubai:

Option 1 A sustainable income of at least AED 180,000/- (approx. US$ 49,000/-) a year or AED 15,000/- (approx. US$ 4,100/-) a month
Option 2 AED 1,000,000/- (approx. US$ 275,000/-) savings in a 3-year fixed deposit
Option 3 AED 1,000,000/- (approx. US$ 275,000/-) unmortgaged property or mortgaged property, for which the payment to date is at least AED 1,000,000/- (approx. US$ 275,000/-)
Option 4 A combination of Options 2 and 3 and total value of the both should be at least AED 1,000,000/- (approx. US$ 275,000/-). AED 500,000/- (approx. US$ 137,500/-) in a 3-year fixed deposit and property worth AED 500,000/- (approx. US$ 137,500/-)

The estimated cost of obtaining 5 years retirement visa in Dubai shall be approx. AED 10,000/-.
